do you have a close up photo? It kinda reminded me of A. saponaria but I don't think that Aloe is saponaria. I grea saponaria and it's hardy too.......

seems like the seed needs to be cold/moist stratified and germinated in sunlight..........seeds must be on top of soil. Seed must not dry out either....
