If you click on the Vancouver section you will see my place, Tne title of mine says North Vancouver and it is on the first page.
You can see the mountains in the back ground

Thanks everyone. I am lucky to be born and raised in North Van. As frustated as I get with our wet winters it is truely a nice place to live.

There is a place two doors down from me for sale. I think it has your name on it. Just think what you can grow in a zone 8b climate.

Hey Wes...I moved to the Okanagan from Vancouver 30+ years ago...
could only afford a TENT there now, ha ha. 😕

The Okanagan has the abundant sunshine I had always wanted (and fewer traffic snarls).
But when a "killer" winter arrives, Vancouver looks pretty good again! 😆

...still envy you for your growing conditions and super-green THUMB!

I'm guessing 1.7 million ('coz I know where it is located).

Not quite 1.7 mil but 800K to 1 mil is the going price.
Most homes in this area are only 900 suare feet on 60 x 100 lots.
Mine is the same size lot 🙁 but I have 2000 sq ft. of house.

I don't blame you Wes...they're STUNNING.
I still think of that pic of yours where you shot up into the Trachy with its seeds.
That was the prettiest shot I've ever seen of a palm.
